Project Description:

The Osborne Place is a residential complex comprised of 5 townhouses with 64 studio, 2-, or 3- bedroom units. Each townhouse is a 3-storey building that includes garage, ground level foyer entry, and backyard. With A Community of Friends (ACOF) as developer, the project aims to provide housing, treatment, and training for individuals and families with special needs. Seeking a Silver rating from Leadership in Energy and Environmental Design (LEED), it will make use of energy-efficient appliances, lighting fixtures and finishes, and domestic solar hot water.

VCA’s Role:

The site improvement civil scope provided by VCA Engineers Incorporated is as follows: (1) two nearly perpendicular parcels, approximately 0.5 acres at the front and 0.9 acres at the rear are intended to be improved with new roadway access from Osborne Place to the new apartments at the rear; (2) the front parcel will include fire lanes, parking, and landscaping areas with ADA compliant sidewalks and ramps; and (3) the rear parcel will include a 3 story Type 5 apartment building. Some additional services include a new building at the front portion of the site, B-permit work along Osborne Place, and storm water management.
